Venture completes anchor leases across Texas totaling 110k SF

X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S. and Canada, announced that partner Venture Commercial Real Estate, a leader in retail brokerage services, completed three retail anchor leases for landlords and tenants, totaling 110,000 square feet across Texas. Venture Commercial Real Estate Managing Partner Michael Geisler made the announcement.

“We’re pleased to leverage our expertise and network in the Texas market to negotiate a positive deal for both the buyer and seller,” said Geisler. “Our goal is that each anchor retailer will draw large crowds to the area, which will ultimately help fuel expansion and growth across the three Texas regions.”

Walmart signed a ground lease to build a 42,000-square-foot Walmart Neighborhood Market store at the site of a former Brookshire Brothers at 1030 N. University Drive in Nacogdoches. Clay Mote and Charlotte Cooper of Venture represented the landlord, NG Realty Holdings. Scott Espensen of Espensen Commercial Realty represented Walmart Stores Texas, LLC.

Hobby Lobby signed a lease to open a 50,200-square-foot store at 2200 S. Loop 256 in Palestine. Venture’s Clay Mote and Charlotte Cooper represented the landlord. Paul Burkhart of Concordia Equity represented Hobby Lobby Stores, Inc.

Northern Tool + Equipment signed a lease to open a store in Lubbock. The 18,000-square-foot store will anchor the West End Shopping Center, located on the southwest quadrant of 24th Street and West Loop 289. Venture’s Clay Mote represented Northern Tool in lease negotiations and serves as master broker for the retailer in all markets across the U.S. The landlord, GRACO Real Estate Development, Inc. was self-represented.
